We exclusively offer for sale a completely renovated family house in the village of Pusté Úľany in the center of the village only 40 km from Bratislava. The entire house is built of brick and was insulated in 2004, which ensures good insulation in the heating winter season (which is also reflected in low energy costs). The house was completely renovated in 2004-2007, both inside and out. Electrical and water distribution systems, plastic windows, facade, house insulation, roof were changed (the roof was repaired and the roof covering was replaced with Bramac brand, the attic was completely cleaned, it is walkable, and is ready for the addition of other rooms.) In addition to the sewerage, which it fully replaces an 8-cubic septic tank, the house is connected to all other utilities (water, electricity, gas).

The interior of the 3-room house with a usable area of 144 m2 underwent a significant layout change when the "unnecessary" partitions forming the corridors were removed, which beautifully opened up the space between the living room and the kitchen, creating a large common room for spending pleasant moments with the family. The entrance to the house was also changed, creating an entrance space with a large pantry created by a deep rolldoor. The ceiling was completely insulated. In the entire house, the floors, screeds, electrical and water distribution systems were completely replaced, the bathroom underwent a complete renovation and was enlarged, creating space for a shower corner and a large corner bathtub, a bidet toilet, space for a washing machine, and a gas boiler used for heating as well as water heating. Heating in the house is provided by radiators in every room, and a custom-made fireplace, which forms the dominant feature of the living room with a vent to one of the rooms, was also made, and a complete overhaul of the chimney was done. During the winter season, it serves as a full-fledged source of heating without the need to use radiators.

Even the garden and the plot of land were not spared the reconstruction, on which the land was completely leveled, which created space for a utility garden with an area of 439 m2, planting fruit trees (figs, cherry, etc.), fruit bushes and thuja and hedge. Opposite the swimming pool, a gazebo with seating and a large grill for preparing delicious meals was also completed, where the electricity is also connected and there is no problem to complete a sink here, as there is a summer kitchen next to which a shower and toilet were added. This space can be cleverly converted into a separate 2-room house, as it consists of 2 rooms and a bathroom. There is even a cellar under it, which can be used to store the grown crops. The main water shut-off is also located in it. There was also a well on the property, but it is no longer in use, but its restoration should not cause major problems.
The entire plot, including the garden, is completely fenced, which ensures complete privacy.

The house itself with a total area of 118m2 consists of:
- an entrance hall with a shoe rack and a deep rolldoor with a lot of storage space with an area of 3.63 m2
- a living room connected to the kitchen and dining area with an area of m2 (the kitchen has an area of 14.24 m2 and the living room 23.74 m2). The kitchen was custom-made with built-in appliances - gas hob, electric oven, small refrigerator and preparation for a dishwasher - just install it.
- a separate bedroom with an area of 15.46 m2
- room, currently used as a second living room with an area of 20.6m2 - it could easily be divided into 2 separate rooms.
- a large bathroom connected to the toilet with an area of 10.7 m2
- a walk-in attic above the entire living area, which could be converted into another 2 rooms. It is currently accessed from the outside terrace, but stairs could also be built directly from inside the house.
- the kitchen opens onto a sunny terrace with a large sunken swimming pool with filtration. The pool also has an outdoor cover and an outdoor solar shower. The external water outlets are located in 3 places, which allows trouble-free watering and it is not a problem to add irrigation.
